Implementation

Once in a while a brilliant idea comes along. This site paints a formula for  Transmigration Engineering. At this stage, however, it is just a dream. In the business world this is simple the "corporate plan". In the real world, however, unless a dream is funded is will remain in a dream state, a plan.

The realization of the transmigration dream will depend on the support of individuals that believe that this project is a good investment with a good rate of return.  From the investments, the venture then builds up assets and expansions can at time funded from borrowings against this assets.

Our strategy

Our strategy was to build assets first in the form of prime real estate inside metropolitan cities. Since the transmigration idea was born in January 1999, we are now able to build assets from people who are not really concerned about their ROI but more on the long term social and economic benefits of the whole idea. These people and their support will form pillars for the Engineered Transmigration idea to start its realization.

Project Assets

Assets that are at the disposal of the Transmigration Engineering Project as at 1 June 2000 are the following.

1 10 hectares in Sleepy Hallow, Baguio City, Philippines. Bounded by Camp John Hay and Texas Instrument Baguio Current Valuation AU$30.00 million
2 4.7568 Hectares located in Las Pinas, Metro Manila. Along Manila Bay Current Valuation AU$25.6 million
3  21.076 Hectares located in Antipolo AU$113.80 Million
4 978 Hectares Located in Antipolo and Montalban Rizal consisting of 7 titles with 120 to 140 hectares per title, Property is located along Laguna Bay. Currently under Valuation
5 19.7 Hectares located in Antipolo Currently under Valuation:
6 4,500 hectares located at the boundaries of Quezon City and Montalban  Currently under  Valuation:

Assets Utilization

A master plan consistent with the Transmigration Engineering Model is under detailed development. I summary the main strategy is to move viable communities to these sites. It is not a matter of building the housing or accommodation requirements, but also providing work as economic base for each member of the community.

Some assets that at located in the Metropolitan Areas will be developed for commercial use or sold. The larger area where there is a land base for a new community will become the first site of transmigration. 

The initial site includes 

a) Educational and Research Institutions - University or Learning Technology Park. The idea is to provide site for local and foreign learning institutions. Support facilities for many Universities and Colleges in the technology park will be centralized to provide employment for the community.

b) WaterBus - Marina Complex in conjunction to using the waterways for transport. The manufacturing can be in joint venture with Australia catamaran building company.

c) Agriculture Component. This is to transfer appropriate Australian Agricultural Technologies. The Agricultural Project is an extension of the Agricultural University 

Financial Partners

Negotiations is underway with Philippine and Australia Bank to provide facilities to finance the project using the facilities from the Project Assets.
